We stock and install Clopay-compatible weather seal replacement throughout Las Vegas, with most jobs running $90 – $180 parts and labor included, and we can usually get to you the same day you call. The bottom seal on a Clopay door is a wear item, plain and simple – it gets brittle, cracked, and flattened after enough Vegas summers, and once it goes, you’ll see daylight under the door, feel the drafts, and start finding dust and debris blown in across the threshold. Marcus Ellery has pulled hundreds of flattened, rock-hard Clopay seals off doors from Summerlin to Henderson, and the fix is usually faster than most homeowners expect.

Here’s the symptom picture we hear most often: you’re in the garage and notice a thin line of sunlight across the floor where the door meets the concrete. Or you sweep up a fresh layer of fine dust every weekend within days. Or, this time of year, the garage feels like the inside of an oven by noon. That’s the weather seal telling you it’s done.
Which Clopay Models This Applies To
Clopay uses a few different bottom seal profiles, and matching the right one matters. The most common residential lines we see in Las Vegas are the Gallery Series, Classic Series, and Reserve Series, plus the older Model 4050 and Model 4300 doors still hanging in plenty of neighborhoods built in the 90s and early 2000s. Most modern Clopay residential doors use a T-style or bulb-style bottom seal that slides into a single or double channel retainer along the bottom edge. The gotcha: Clopay’s double-channel retainers are sized for their own seal profile, and a generic big-box seal from a home center can be too thin or too thick to seat properly. You’ll know because it either slides right out the first time the door closes hard or it binds and the door doesn’t seal flat.
If you don’t know your model, check the right side of the door panel near the bottom for a metal or sticker ID tag. The serial number usually starts with the model series. No tag? Measure the seal width and the channel opening, or just send us a photo – we match Clopay seals by profile, not by year, and after this many Las Vegas installs, our techs can usually identify the right seal from a single picture.
We install OEM Clopay seals when the door’s retainer is original and undamaged. If the retainer itself is bent, corroded, or cracked – common on west-facing doors that catch the afternoon sun – we’ll recommend a quality aftermarket replacement kit that includes both the retainer and seal, which often runs less than OEM and holds up the same in desert conditions. We’re an independent service provider, not a Clopay factory shop, so we stock what actually works in this climate rather than what a catalog says should work.

Signs Your Clopay Weather Seal Replacement Is Failing
- Daylight gap under the closed door. This is the one everyone catches. The seal has compressed or cracked so badly it’s no longer bridging the gap between the door edge and the concrete. Las Vegas sidewalks and garage slabs shift slightly over years, and a worn seal can’t absorb that unevenness anymore.
- Crude dust line inside the garage. The fine desert dust we all live with will find any gap. If you’re sweeping up a tan film every few days along the threshold, the seal is letting in airborne grit even when the door looks closed tight.
- The seal is hard, cracked, or has missing chunks. UV exposure and our 110-degree summers bake the rubber or vinyl compound until it loses its flexibility. Squeeze the seal – if it doesn’t spring back, it’s approaching end of life. Look for visible splits at the corners where it wraps the door edge.
- Water marks or staining after rain. It doesn’t rain often in Las Vegas, but when it does, a failed bottom seal lets water wick under the door. You’ll see a stain line or puddle spots on the concrete that weren’t there before.
- Rodent or pest evidence near the threshold. A torn or lifted seal is an open invitation to the crickets, roaches, and occasional field mouse that are all too happy to summer in a Las Vegas garage. If the seal edge looks ragged, something’s been chewing or working at it.
Replacement Cost & What’s Included
For a standard Clopay residential door in Las Vegas, weather seal replacement typically runs $90 – $180 installed, including the seal, any needed retainer hardware, labor, and cleanup. The range comes down to three things: seal profile (single-channel T-style is the low end; full retainer-and-seal kits run higher), door width (two-car doors need more length), and whether the old retainer can be reused or needs replacing.
What you’re paying for in that number is the seal itself, the time to remove the old material and prep the channel, installation, and a function check where we cycle the door and confirm the seal makes even contact across the full width. The price is written down before any work begins, on every job, without exception – and that’s the number on the invoice. No surprises. Marcus has been clear about this since day one: “Tell me what it’s doing, and I’ll tell you exactly what it needs – no guesswork, no surprises on the bill.”

Every Clopay weather seal replacement we install is covered under the 365-Day Done Right Promise. If the seal fails inside a year under normal use, we come back and replace it at no charge. That promise is in writing.

AfterDIY or Call Us?
Weather seal replacement is one of the safer repairs on a garage door – there’s no high-tension spring involved when you’re only working along the bottom edge with the door up. That said, the ways DIY goes wrong on Clopay doors are pretty consistent: buying a generic seal that doesn’t match the retainer profile, cutting it too short (the seal should extend slightly past both ends, not sit flush), or installing it while the door is half-open and having the door drift. If the door is lifted and secured, this is a job a patient homeowner with the right part can do in under an hour.
Where we earn our keep is matching the seal correctly the first time and making sure the door still seals flat when it closes. If you’d rather point at the problem and have it handed back done, call (725) 210-0201 and we’ll bring the right Clopay profile with us. We stock the common profiles on the truck, so most Las Vegas calls are one visit and done.
FAQs
In this climate, plan on 4 to 7 years from a standard Clopay bottom seal. The UV exposure and summer heat bake the compound faster than in milder climates, and the constant temperature swings between hot days and cooler nights flex the material every single day.
No – weather seal is a consumable, not a repairable part. Once the material has hardened, cracked, or compressed past the point of sealing, the only real fix is pulling the old seal and sliding in a new one. Patching it with adhesive or caulk doesn’t hold and looks worse than the problem it’s meant to solve. Call (725) 210-0201 and we’ll get the right profile ordered or pulled from the truck.
Most single-door Clopay seal replacements take 30 to 45 minutes once we’re on site. That includes removing the old seal, cleaning out the retainer channel, cutting and installing the new seal, and cycling the door a few times to confirm even contact. If the retainer needs replacing too, add another 20 minutes or so.
We carry the common Clopay T-style and bulb-style profiles on our service trucks, along with universal retainer kits, so most Las Vegas calls are handled on the first visit. If your door needs a less common profile, we can typically have it in hand within one to two business days and we’ll schedule around that. We also keep parts for LiftMaster, Chamberlain, and Genie openers on hand when you need more than just the seal.
