Talk is cheap in this trade, which is why we let the work show you what we mean. Photos don’t guarantee a technician’s character, but they do reveal what was measured, what was replaced, and what the finished install looks like from the curb. Here are a few representative jobs we’ve handled across Las Vegas, from Summerlin to Henderson, with the problem plainly stated and the result shown. These are the kinds of calls we take every week, and the standard we hold every job to.

Torsion Spring Failure in a Summerlin West Two-Car Door
Before
AfterHomeowner called around 6 a.m. on a weekday, not because the garage door wouldn’t open, but because it made a sound like a rifle shot from the master bedroom wall. The right-side torsion spring – the heavy coil mounted above the door that handles most of the lifting weight – had snapped clean at the winding cone. We arrived within the quoted window, confirmed the left spring was near failure too, and replaced both. A door that size should lift with one hand; after balancing the new springs, that’s exactly what it did.
Opener Burnout From a Door That Never Got Adjusted
Before
AfterThe problem started long before the opener quit. The door had a minor track misalignment that added resistance every cycle, which forced the motor to work against it. By the time we got the call, the opener’s drive gear had stripped and the motor smelled like overheated electrical. We squared the track, reset the travel limits, and installed a new LiftMaster unit matched to the door weight. The difference isn’t just that it opens now; it’s that it no longer sounds like grinding metal at 5:45 in the morning.
Rusted Bottom Panel on a Facing-West Door in the Foothills
Before
AfterFoothills homes get direct afternoon sun, which bakes the paint on west-facing doors until it cracks, then the windblown dust works into the exposed steel. This door’s bottom panel had rust along the entire lower edge and a separation starting at the weather seal. We replaced the panel, matched the paint to the existing door, and re-seated the seal. The after photo shows the curb-side difference clearly: one panel deep rust-brown, now back to the original tan. It buys years before a full door replacement is needed.
Full Door Replacement After a Spring Snapped and Bent the Track

When a torsion spring lets go under full tension, it’s not just the spring that gives. On this job in a Henderson neighborhood, the imbalance sent the top section off the rails, and the recovery attempt bent the left vertical track. The door was 14 years old, the bottom seal was compressed flat, and the owner had been thinking about replacing it anyway. We removed the old door entirely, installed new track and a new Clopay steel door, and hauled away the old sections. The result is a quieter door that the owner can open and close without a second thought.
Sagging Double Door in an Older North Las Vegas Home

Older North Las Vegas neighborhoods have a lot of solid wood doors from the late 1990s, and those doors are heavy. The cables on this one had worn down to a few strands on one side, which let the door hang uneven and scrape the frame when it closed. We replaced both cables, swapped the worn hinges on the bottom two sections, and reset the spring tension. The door now sits level in the opening with even gaps on both sides.
Safety Sensor and Photoelectric Misalignment After a Bumper Nudge

A pickup bumper had nudged the left sensor bracket just enough to break the photoelectric beam, which made the opener reverse whenever it tried to close. The homeowner had been parking in the driveway for a week because the door wouldn’t stay down. We examined the sensor, found the bracket bent slightly at the mounting tab, realigned both sensors, and re-ran the opener’s travel and force settings. Ten minutes of work, but the kind that’s dangerous to diagnose wrong: garage door openers under spring tension should be serviced by a trained technician, not adjusted by guesswork.
Want Results Like These?
The photos above come from real jobs. What they should tell you is the pattern: we diagnose what’s actually failing, not just what’s obvious, and we quote the price in writing before any work starts. If your garage door is making a sound it didn’t make last month, call (725) 210-0201. A live person answers, day or night, and we’ll get a technician to your home in Las Vegas or the surrounding valley within a set arrival window.
